A team outgrows its structure. Files go unreviewed. Trust account reconciliation slips a month, then a quarter. Nobody notices until the DRE audit letter arrives, and by then the fix costs more than the license.

Why property management costs more

Property management is priced higher because trust fund supervision puts my license directly on your reconciliation. That risk gets priced honestly or not taken at all.

Property management minimum

250 doors. Reviewing a trust account takes the same hours at fifty doors as at five hundred, so below that threshold the fee cannot be proportionate and you are better served elsewhere. I would rather say so here than at the end of a call.

Ten years in new home sales leadership at K. Hovnanian and LGI Homes. Mortgage origination. My own brokerage. MBA and PMP.

I have watched growing operations outrun their compliance structure from the inside, and I have watched what it costs to rebuild after the fact. That is the entire reason this service exists.

The questions you were going to ask anyway

How fast can you take us on?

Fit call, document review, then a written engagement. Typically two to three weeks depending on how clean your existing files are.

Are you actually reviewing files or just lending a license?

Reviewing. That is the whole product. If you want a name on a form without oversight, I am the wrong broker and you are taking a risk I would not take.

What happens if the DRE audits us?

You get a broker who has your compliance manual, your retention records, and your reconciliation history already assembled. That is what you are paying for.

How many clients do you take?

A capped number. Supervision does not scale infinitely and I will not pretend otherwise. When the roster is full, there is a waitlist.

Do you take property management clients?

Yes, at the property management tier, from 250 doors. Trust account supervision is a different risk class and is priced accordingly. Below that threshold the hours are the same and the fee cannot be, so you are better served by a structural compliance product than by me.

What is not included?

I do not run your business. Recruiting, training, lead generation, and day-to-day operations stay with you. I supervise, review, and sign.
